The Contract for a short-term holiday rental will be between Ballawyllin Farm (Neil Taverner, trading as Ballawyllin Farm), the lead booker, and all members of the holiday party.
Definitions
The “Owner" means Neil Taverner, trading as Ballawyllin Farm.
"Applicant" means clients applying to rent the property.
"Tenants" means Applicants that have taken up residence in a property.
Booking Process
Applicants can provisionally reserve the property over the telephone but no contract shall exist between the Applicant and the Owner until the terms and conditions have been agreed and the Owner has received the deposit payment.
Payments
A deposit payment of 20% is payable to confirm the booking. The balance of the full amount due and any additional charges are due 7 days before the holiday rental commencement date, except for bookings for the periods of the TT and MGP fortnights where the balance must be paid 3 months prior to arrival.
Period of hire
You may arrive from 3pm on the commencement date, and must leave by 11am on the day of departure. Failure to do so may result in you being charged a further day’s rental.
Please ensure that self-catering cottages are left clean and tidy when you leave. Dishes should either be clean or washing in the dishwasher. Please take rubbish out to the bin provided in the parking area.
Cancellations and amendments, other than pandemics
Other than TT fortnight: Changes and cancellations to bookings made up to 28 days before the arrival date/time are without charge. Thereafter the deposit (20%, due on booking) may be charged. The total value of the booking (due 5 days prior to arrival) may be charged if changes/cancellations are made with less than 48 hours' notice.
TT fortnight: A 20% deposit is required on booking. The full balance must be paid 3 months prior to arrival. Payments are only refundable in the event of change/cancellation if the room or cottage can be relet. We regret this policy is due to our repeated experience of cancellations and no-shows in these periods. You are advised to take out travel insurance to cover the loss of your payment in circumstances beyond your control.
Pandemics
In the event of your booking needing to be cancelled or amended due to restrictions imposed by your or the Isle of Man’s Government due to a pandemic, we will offer either rebooking for a future date or a refund of your deposit (applies at all times, including TT fortnight).
No Liability
Ballawyllin Farm and its representatives shall not be held liable for loss or damage to property however arising. You must take all necessary steps to safeguard yourselves and your possessions.
Facilities
Use of the hot tubs and sauna is at your own risk. You must read the instructions for use of these facilities (in the black folder in each cottage) before using them. Use of hot tubs and sauna is not advisable when pregnant.
Right of entry
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Complaints
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it.
Pets not allowed
We do not accept any pets in the cottages at any time.
Smoking not allowed
There is no smoking allowed either inside the cottages or outside within the grounds of Ballawyllin Farm.
No groups or additional visitorsBallawyllin is a peaceful and relaxing environment. We do not accept children, groups or parties. The self-catering cottages and their facilities (hot tub, sauna, grounds) are exclusively for the use of the registered guests staying in them, usually a maximum of two per cottage, whose details were provided at the time of booking. No additional persons may visit the cottages or use these facilities at any time. Any replacement of registered guests before arrival is subject to our approval and the acceptance of the terms and conditions by the replacement guest(s). Guests are requested to ensure that noise is not audible to other cottages between the hours of 10.30pm and 9am.
